The Spanish real estate market has left the financial crisis of 2008-2015 behind. Since then, prices have stabilized and in the major cities, like Madrid, Barcelona and Valencia, prices were rising again. The next years were closed with excellent results, with more than 480.000 properties sold in 2018. The Corona crisis had it´s influence during 2020, and 2021 but in 2022 things were looking very promising again. The expectations for 2023 are also favourable!

Do I need purchase assistance?
We all know the value of the internet. It´s a fantastic 24×7 shop that offers everything. A great showcase! However in this “ocean of property offers”, it is difficult to select the right property. The information that is offered, is many time incomplete and what about the legal situation? Are there any limitations, can I live there all year long if I wish, or who knows about the urbanistic situation, outstanding charges, municipality, future plans etc.
We believe that it is not a matter of “being driven around by a nice person in a nice car to see some properties”, but buying real estate is a serious matter and concerns a great financial effort. How often will you be buying a house abroad in your life? Once, twice? There are many professionals on the market, no doubt about it. But most of them are paid by the seller of a property. No problem either, as long as you know what the situation is. Try to contact with a professional organisation that clearly explains everything. Only then you could take the right decision. Is it expensive to contract our services?
Instead of charging huge amounts upfront, we only ask for a small fee as a starting capital. The remaining balance of the agreed fee, will be on a “no cure, no pay “base, and would only be charged, at the moment of the completion of the purchase. We are willing to take that risk, because we are convinced that you´ll become a satisfied client!

We met Paul on a “Second Home Exhibition” in The Netherlands. He knows the market very well and understands the specific needs of foreigners. We visited the different areas of the city and fell in love with an apartment in the old town. Paul suggested to have another look at nighttime, as he regarded the area as a bit rough. We did so, and found out that this was NOT our area. We continued our search together and we found a loft-type apartment at the beach area (Barceloneta). VDH assisted us during the whole process, including a complete refurbishment project and Paul has become a personal friend. Very efficient, all-round service. Highly recommendable!
We found the services of VDH through the internet. Within hours they sent us a complete report with the “ins & outs” of the local market and a quote of the proposed services. The day afterwards we asked Paul to accompany us with our search for a small palace in the centre of Barcelona, as we had very little time. We found a unique apartment, in downtown BCN, did the negotiations together, and had a fantastic deal! Wow, things go different in Spain.
The company, and specially Paul are highly recommendable and offered their service network. They took care of everything, including signing the purchase Deed with a power of attorney. With such an important decision, it felt very safe to have someone you could trust, especially if you live so far away.

Throughout the past 30 years, Paul van den Hout has been closely involved with multinationals as a sales-and marketing manager. He has been living and working in Spain since 1989.
He was based in Madrid during six years and since then, he´s been living in Barcelona,
where he runs his office from the centre of the city, close to the famous Sagrada Familia (Gaudi) temple.
Paul worked for various multinationals, in the Tourism, Food & Beverage, Leisure and Real Estate industry. This experience has served him well creating his “Helpdesk”, back in 1.995. Currently he is combining real estate consulting with executive coaching.
Since 2014 Paul is also collaborating with the international Business School ESADE, with a Leadership- and Cultural Change program for (inter)national students.
Paul is a Certified Professional Coach (PCC) with the International Coaching Federation (ICF), with a track record of more than 700 coaching sessions during the past few years.
Paul has a Masters in Real Estate of the University of Barcelona (UAB), and is member of the Catalán Real Estate Institution AICAT.
